Frequently asked questions

These are the frequently asked questions we hear most often from owners thinking about selling and from investors looking for hotel assets. If yours is not here, write to us: we answer by phone or email, with no commitment.

Do you buy the hotel yourselves or find a buyer?

Both. We buy hotel assets with our own capital and we also work as consultants and intermediaries, managing the deal between the owner and the buyer. Depending on the asset, its situation and what you are looking for, we will propose one route or the other from the start.

Will anyone find out that I am selling?

No. The hotel is not listed on property portals or advertised anywhere. We always work under a signed non-disclosure agreement and strict controls: the asset is only presented to investors, operators and hotel chains who have already told us they are looking for exactly that type of property. Your staff, your guests and your competitors do not need to know until you decide.

What kind of hotels do you work with?

Any property with hotel use: city hotels, resort hotels, aparthotels and tourist apartments with a valid licence, hostels and guesthouses with repositioning potential, buildings with hotel use awaiting refurbishment, and land or projects with a hotel licence granted or in progress.

Does the hotel have to be operating?

No. We work with income-producing hotels, closed hotels, assets awaiting refurbishment and expansion projects. Each situation appeals to a different buyer: a closed hotel in a good location can be more attractive to an operator who wants to bring in its own brand than an operating one with a long management contract still to run.

What do I need to get started?

For a first assessment we only need four things: where the hotel is, its floor area in square metres, its number of rooms and its current situation. That is exactly what our form asks for. If the deal moves forward, we review the asset’s documentation with you and tell you what is needed at each stage.

What if my hotel is already listed with another agency?

We do not work on an exclusive basis. You can have the asset with other intermediaries without any problem: our job is to reach buyers they probably cannot reach.

What happens to my employees?

When an operating hotel changes hands in Spain, the transfer-of-undertaking rule in Article 44 of the Workers’ Statute usually applies, which means the buyer takes over the staff’s employment contracts. It is one of the points negotiated expressly in every deal, and it is worth being clear about it from the start. Every case is different, so we review it with you and our legal team.

I am an investor. How do I access the opportunities?

Write to us from the investors page. Before sharing any asset information we sign a non-disclosure agreement and review the investor: we do not accept everyone. We verify each profile and its buying capacity, and that is precisely what allows us to guarantee complete discretion to the seller.

Where do you operate?

Throughout Spain, including the Balearic and Canary Islands. We also work in Portugal, the Dominican Republic and Miami. Our buyer network is national and international, and demand varies a lot by area: the coast and islands for leisure assets, provincial capitals for city hotels.
